| Log Cabins |
 |
Authentic log cabins are made of real logs with “chinking” or elastic insulating material between the horizon logs. This helps keep the weather and insects outside. A quick way to identify a log cabin from a log “look” cabin is to look at the exterior corners. In a log cabin, the corners will appear to have a stitched pattern because of the over-lapped logs. The log “look” cabins usually have straight exterior corners. However, some log “look” cabins have false over-lapped corners which make it more difficult to easily distinguish them from authentic log cabins. |

| Log "Look" Cabins |
 |
Log “look” cabins are usually more economical to build than an authentic log cabin. Logs are split in half and attached to the exterior walls in a way that emulates a real log cabin. Today's log “look” cabins can be very appealing, generally cost less to build and have less maintenance than the real thing. |

| Chalets |
 |
What is the difference between a chalet and a log cabin?
This is a common question and I will attempt to clarity.
|
 |
Chalet: |
| |
In this area, the word “chalet” can be misleading. As you look for property in East Tennessee, you will find the word “chalet” used to describe all types of structures. More appropriately, a chalet is generally a modern contemporary style structure, having a high cathedral ceiling with abundant windows and drywall or sheet rock walls. |

Log Cabin: |
| |
An Early American frontier style of housing, constructed of logs, originally used during the settlement of the U.S. when lumber was not readily available. Modern log cabins include amenities which were once only available in conventional construction. Today's log cabins may even include a swimming pool. |

| Condominiums |
 |
A development where individuals own dwelling units but share common areas with the other unit owners of the complex. The maintenance of the common areas etc. is taken care of by the Condominium Corporation in which every unit owner owns a share and has voting rights. The Condominium Corporation is created by the registration of a Declaration and by-laws on title to the property and all individual units. Each owner is also a member of the Condominium Owners Association. In East Tennessee, condominium ownership does not provide as great a return on investment as overnight cabins. However, if you just want a second residence and will not be dependent upon rental income to help pay the mortgage, then a condominium is a great way to get you close to the amenities without the hassle of lawn care and normal maintenance. |
| |
| Planned Unit Development (PUD) |
 |
A PUD is a housing development where a homeowner's association (HOA) administers common property that is owned and shared by all dwelling owners in the project. Dwellings are often clustered to allow for more common space and special zoning is required for this kind of development. This allows the association to enter and maintain the yards, landscaping and all common areas . Simply put, the footprint of each unit is individually owned, but the yards and all common areas are owned and maintained by the association. This is similar to owning a condominium. It's great for those who want to live close to the area's amenities and simply enjoy our area without the worry of lawn care or maintenance. |
| |
Common Areas Definition |
| |
Portions of the property and buildings owned by a condominium corporation or planned unit development (PUD) homeowners' association, or a cooperative development's association that are available for the use of all unit owners. Also used in rental properties to refer to those facilities for the use of all tenants. |
